Do I Need to Replace My Roof?

For many people who have been told they should consider roof replacement, the first question they’ll ask is whether or not they need to have it replaced or if they can get by with repairing the issues and prolong their roof’s life for another few years. Unfortunately there’s no straight answer to this question: it depends entirely on the unique condition of your roof. Some roofs may be able to get a few more years out of them, while others need repaired as soon as possible as they could present danger to your home. Do Roof Leaks Mean I Need to Replace My Roof?

If you notice that your roof has started to leak pretty heavily on rainy days, you may be thinking the time has come to replace your roof. However, one leak doesn’t always mean you need a full replacement. In fact, even large leaks can be fixed if you get to them quick enough to save the rest of your roof from sustaining too much damage. While roof leaks are just one sign that your roof may need replacement (including missing or broken tiles, visible sunlight, and noticeable mold or wood rot on the inside), they’re not a sure-thing that your roof is worn beyond repair.

My Roof Is Only a Few Years Old; Do I Have to Replace It Already?

Generally, most new roofs should last you at least 15 years or more before experiencing any signs of an issue, and even longer if you use a more durable material such as clay tiles. If your roof experiences any problems within that span, odds are the issue may be covered under warranty if your roof was installed by a factory-certified contractor. Contact them to inquire about getting the issue fixed first; this may save you thousands on repair costs.

How Long Do New Roofs Last?

It’s perfectly normal to wonder how long you’ll be able to rely on a new roof before having to make a tremendous investment in your home once again. The answer depends largely on the type of material you choose to construct it. Asphalt shingles are generally not very common in the Arizona desert because they tend to struggle after just a few short years of exposure to our brutal sunlight and heat levels, so expect to have to replace your roof after roughly 15 years or so in this case. Tile roofs are bit trickier to determine. You see, the tile may last a lifetime- but tile is only the water shedding component of the roof system. The underlayment under the tile is the waterproofing component and there are a variety of “good, better, best” systems that may have been installed a good “rule of thumb” would be 18-25 years.

How Much Does a New Roof Cost?

It’s no secret that a new roof is a big investment, but just how big is it? That answer depends on your home, what features your roof needs, and what material you construct it out of. A larger home obviously needs a larger roof, and the larger the square footage, the more expensive the roof. Likewise, if your roof has numerous planes connected by a series of different joints, or you wish to have things like skylights or solar tube lights installed in your home, then your replacement will be more expensive. Finally, using a more expensive material will usually increase your roof’s longevity and durability, but could also add a good chunk to the cost of your service as well.
