Depending on the roof type installed by a quality roofing contractor, and with appropriate maintenance over time, on average a roof system should provide you with at least 20-25 years or more of protection for your home or business. Note that excessive weather such as monsoon rains, wind, and hail could affect the serviceable life of your roof, so scheduling an inspection annually is a great way to identify any issues early.
We offer both a workmanship and manufacturer’s warranty for our work and the length of the warranty is based upon the scope of work performed. Lyons Roofing is certified by most manufacturers to offer extended warranties.
Every employee is E-Verified and must pass a drug test to be employed at Lyons Roofing.
Not normally, however, on extensive projects it is appropriate to hire a qualified subcontractor to assist in keeping a project’s timeline on track. Any subcontractor we engage is well-vetted to ensure that it can provide the exacting quality standards for which Lyons Roofing has become well known.
Your property will be protected in a variety of ways from providing a list of action items so you will know how to prepare your home and family for your roof project. From utilizing a dumpster so that all roof debris is contained in one spot to meticulously cleaning up the work area each day and after the project is completed. Any areas of concern can be discussed immediately at the final walk inspection
This depends completely on the type of roof and scope of work required for your roof. Keep in mind, all projects are scheduled weather permitting. Mother Nature is the scheduling boss! We will keep you updated with any scheduling changes along the way.
Many factors go into determining the cost of a new roof…primarily, the roof type, scope of work determine the price. Our knowledgeable sales estimators will break it down for you at the inspection appointment and may be able to provide Good/Better/Best options depending on the roof type.
Various roof types will show different signs of wear and tear as well as damage. Asphalt shingles may lift and “cup” from wind damage and can also delaminate as they age causing granule loss evident on the ground surrounding your home. Concrete tile may last a long time, but the original underlayment likely will last only 20-22 years at which point it dries out and deteriorates. Tile slippage is one of the first signs that your roof needs replacing. A foam or flat roof needs replacement when significant cracking, excessive blistering, and browning occurs. Coating loss is another sign that work is needed. And, of course, a leaky roof is always suspect!
There are multiple ways to get a few additional life years out of your current roof. The primary way is to keep all valleys, scuppers, gutters, and downspouts clear of debris so any rainwater can flow easily off of your roof. Wet leaves, dirt, and trash on a roof will decompose and act as a biohazard to your shingles, foam, and tile underlayment. Safety is key here – never get on a roof unless you are aware of how to walk a roof and prevent any hazards. You can hire a competent roofing contractor in your area to help with this service so you stay safe!

Being home for an inspection appointment is ideal since your roof is different from your friends, family, and even your neighbors. Roofs can vary in size and dimension – even when the floor-plan is the same. We do realize that your schedule may not permit being available to attend and we can either work around your schedule or communicate via phone or email to discuss our findings and recommendations. We want this to be a smooth, easy process for you!
Absolutely! While we do embrace technology to help provide certain details about your roof, nothing beats walking your roof to understand its nuances fully. There are exceptions, however. If your roof has a very steep, unwalkable pitch, happens to have fragile sandcast tile or shakes, or if there is a dangerous construction hazard, we would then rely on technology such as the use of a drone and satellite measurements to evaluate the situation.
There are many different options for each roof type and the manufacturers are constantly improving their materials in terms of durability and aesthetic appeal. At Lyons Roofing, we have excellent partnerships with our suppliers and vendors, are kept informed when product inventories are updated and continually train our sales estimators and project managers so they can recommend the right products for the right application and solution.
While we love a beautifully installed metal roof, we currently do not repair nor install this type of roofing. Since metal is much more expensive than shingle, tile, foam, or modified bitumen, most customers decide to find value in using more affordable materials. We can install polyurethane spray foam over some types of metal roofing which will reduce the heat that the metal retains during the hot Arizona summers.
No two projects are the same and several factors go into determining the price of a reroof or repair project. Some of those are access, number of stories, type of tear off/overlay, items on the roof such as HVAC units, materials selected, size/scope of the project, and if any wood replacement is required. On occasion, repairing a roof that may be ready to fail can actually start a domino effect and you will need additional repair work soon after. We do not shy away from considering repair work on an aging roof, but the roof has to provide evidence that there is at least 5 years of remaining serviceable life so that the repair is successful and so a warranty on the repair can be placed. Also – the total sum of repairing a roof one area at a time tends to cost more than installing an entire roof at one time…plus, you will get a longer warranty with a full reroof!

It makes great sense to take care of the structure of your home – especially the roof – to ensure you get the best return on your investment. We can have our Service Manager do an initial inspection so that a recommendation can be made regarding the frequency of scheduling a cleaning. Factors such as roof type, access, and complexity of your roof play into making the right recommendation.
Safety is key in this regard, so please make sure you do not take a risk when you attempt to stop a leak. Wet roofs are dangerous roofs…so leave that work to the pros But there are a few things you can do from the interior to help mitigate further damage. If you see a bubble formed from latex paint, you can pop that with a sharp pencil point and let the water drip into a bucket. The best thing to do ASAP is to call Lyons Roofing when you first notice any water intrusion.
We protect areas of your property when there is a risk of debris falling into a specific area. We do and will cover pools. We want to know your concerns about your property – please share them with your sales estimator and project manager prior to the start of your project.
We take every measure available to ensure we leave your property in a condition that exceeds your expectations. You will see equipment such as a dumpster and magnetic sweepers used daily to find any materials needing disposal. Tarps are also placed where applicable to collect debris.
Typically a dumpster is placed close to your home typically in the driveway with plywood underneath. It will be delivered the day prior to your project start and will be removed on the last day needed.

A pre-lien notice does not put a lien on your property. A pre-lien notice is simply a notification that we provide on most projects should there ever be a need to establish a lien.
Because many of our manufacturers may update their MSDS information based on their timeframes, we can provide you with the website links to find the necessary information. We are also happy to print MSDS sheets out for you if needed.

Well, that depends on what time of year your work is scheduled. In the winter months, there is a possibility that frost can appear on the roofs when it’s cold in the mornings – once the sun hits the roof, we are generally good to go – usually after 7:00 am. Due to the excessive heat in the summer, we start as soon as the sun rises as long as there are no restrictions from an HOA. Many times, HOAs are very understanding and do permit an earlier start in the summer than during other months of the year. Your project manager will keep you updated on when the work is anticipated to start and finish each day.
There are occasions when our crew will need to access your electrical power and water – when this occurs, we will ask your permission first. We would never ask to use your bathroom.
Should there be any concerns or issues, please bring those to the attention of your assigned project manager. If the issue is not resolved, you are welcome to reach out to our General Production Manager for additional assistance.
Our roofing license permits work only where the base of the chimney connects with the roof. If additional chimney work is needed outside of our licensure, we would be happy to refer you to a licensed chimney contractor.
Tile on your roof is beautiful and durable, yet can be deceiving. The actual roof is the waterproofing layer underneath called the underlayment. In the desert southwest climate, and from the builder’s grade of materials, a new home can typically expect the underlayment to last anywhere from 18-22 years. Once the underlayment is replaced, your roof is considered new and should have a longer life expectancy as roofing materials improve. Also – most insurance companies will re-rate your homeowner’s policy and possibly lower your premium when you install a new roof.
There are times when we can cover your solar panels and they can stay in place…but that is the exception. When you provide your solar company’s contact information, we can coordinate the arrangements for that contractor to remove the panels before we begin work and have them replace the panels after the roof work is completed. Note: Your solar provider may charge you for this service – please check with them directly.
Because all CC&R’S have different rules in each community, Lyons Roofing requires HOA approval for any reroof project performed within this type of community. We can provide you with the form indicating that the HOA has signed off on your project and can bring samples of roofing material to you if required by your HOA.
Fascia wood that is rotting, cracked, and unsightly is usually a symptom of a potential roof issue above, where the water has damaged the fascia. An inspection is needed to determine if a section or full reroof is recommended and we can replace your fascia when that scope of work is performed.
Wood prices have become a commodity in today’s market. We can provide our wood pricing sheet at the time of the estimate appointment, but we won’t be able to tell you how much wood is needed until your current roof is torn off and any cracked/softened/rotted wood is revealed visually. At the time of installation, your project manager will be able to confirm how much the wood will cost to complete your project.
Depending on the thickness of the foam installed, the R-value on your roof can range from 6.5 to 8.5, which beats any rolled or synthetic flat roof product that will not provide any insulation or R-value at all. A foam roof is perfect for the hot, dry Arizona climate and with minimal maintenance/recoating, can last double the life span over any other flat roof material. Plus – tax credits may be available for a new foam roof since a foam roof is ENERGY STAR compliant and there is minimal waste involved when installing foam.
It’s possible. We recommend that you call us to let us know what you are anticipating installing – we may want to give you suggestions on proper placement so your roof is minimally affected. After anything is added to your roof, make sure you have us out to inspect in order to maintain the warranty.
There are too many workmanship and safety risks when an unlicensed roofer is selected for a project. While their price may be a few dollars less upfront….we’ve witnessed customers having to pay a second time for a replacement roof to have the prior work corrected. An unlicensed roofer likely will not enforce safety standards and practices. An important point also is that the material manufacturers require that a licensed, bonded, and insured roofing contractor install their products.
